The county has attracted more of these communities than virtually anywhere else in the DC metro area, and for good reason: it offers the lifestyle infrastructure — wine country, trail networks, historic towns, proximity to the capital — that active adults are actually looking for, combined with healthcare access, airport convenience, and the kind of community character that makes retirement feel like a beginning rather than an ending.

All of the communities below are age-restricted (requiring at least one resident per household to be 55 or older) and are built around the premise that the next chapter should be as full and engaged as any that came before it.
Why Loudoun County?
Before diving into the individual communities, it's worth understanding why Loudoun specifically has become such a hub for 55+ living in Northern Virginia. Loudoun County offers a variety of housing styles and lifestyle amenities in active adult communities spread across Ashburn, Leesburg, Sterling, and Lansdowne. That geographic spread matters — the county isn't a single suburb but a collection of distinct towns and neighborhoods, each with its own character and access profile.

Loudoun consistently ranks among the highest-income counties in the United States, which translates to excellent retail, restaurant, and medical infrastructure. INOVA Loudoun Hospital is less than five miles from several major communities, and Dulles International Airport is only 15 minutes away — a combination that matters enormously to active adults who travel frequently, have family in other cities, or want confidence about healthcare proximity. The Silver Line Metro extension now connects Ashburn directly to Dulles, Tysons Corner, Reston, and ultimately Washington, D.C., further enhancing the area's connectivity without requiring a car for every outing.

And then there's the landscape itself. Active adults in Northern Virginia will be conveniently located near state parks, historic sites, flourishing arts culture, and more than 40 wineries and tasting rooms found throughout Loudoun County. What follows is a thorough overview of each of the major 55+ active adult communities in Loudoun County. I've organized them roughly from largest and most established to smaller and more specialized, with notes on what makes each one distinct and who it's likely to suit best.
1. Lansdowne Woods of Virginia
Leesburg/Lansdowne · Condominium · Established 1998–2017

If there is a crown jewel in Loudoun County's 55+ landscape, most people who know this market would point here first. Lansdowne Woods — formerly known as Leisure World of Virginia before a 2015 rebranding — is the most comprehensively amenitized, most architecturally distinct, and most consistently praised active adult community in the county.

The community occupies roughly 125 landscaped acres on a bluff above the Potomac River. Beyond the 24-hour staffed gatehouse, four mid-rise condominium towers — Blue Ridge, Cascades, Potomac Ridge, and Riverview — offer more than 1,000 privately owned residences ranging from 780-square-foot one-bedroom homes to 2,700-square-foot three-bedroom corner units with glass-enclosed sunrooms.
The 46,000-square-foot clubhouse features a state-of-the-art fitness center with an aerobics studio, a library, a billiards room, an indoor pool, and a large variety of activity rooms. The grand ballroom seats 200. More than 50 resident-run clubs meet weekly or monthly — from bridge, mah-jongg, and Scrabble groups to a travel club that organizes motor-coach day trips to Kennedy Center matinees and Shenandoah wineries. Outdoor amenities include elevated lighted courts for both tennis and pickleball, two bocce lanes, a driving-cage practice net, community garden plots, and more than two miles of paved walking paths linking directly to the regional Potomac Heritage National Scenic Trail.

Best for: Buyers who want the most comprehensive amenity package in the county, stunning Potomac River views, premium healthcare proximity, and the resort-quality lifestyle of the adjacent Lansdowne campus.
2. Birchwood at Brambleton
Ashburn · Condominiums, Brownstones, Courtyard Homes, Single-Family · Est. 2016–present

Birchwood at Brambleton is the most-awarded active adult community currently active in the Loudoun market. It received the 2025 Masterpiece Builder Award — the most prestigious honor in the active adult construction industry — and was named one of Ideal Living's "Best of the Best" Planned Communities. It also won Gold at the NAHB Best of 55+ Housing Awards for Best Landscape and Curb Appeal.

Situated on approximately 2,000 acres, the community's natural setting includes gently rolling meadows interspersed with ponds and woodlands, miles of trails, and acres of open space and parkland. Residents are integrated within the larger Brambleton master-planned community, with exclusive access to a 20,000-square-foot clubhouse overlooking a 14-acre lake, a fully equipped wellness center, indoor and outdoor pools, and sports courts. Brambleton's 18+ miles of paved trails are also available to all residents.
Housing variety: Van Metre Homes, Miller & Smith, and Winchester Homes offer condominiums, brownstones, courtyard homes, and single-family homes across a broad range of price points and sizes. New construction is largely sold out; resale inventory is available and active.

Pricing: Condominiums from the low $500,000s to mid $600,000s. Single-family homes starting around $900,000, with some models exceeding $1 million.

Important disclosure: Birchwood at Brambleton is located within Loudoun County's Airport Impact Overlay District (LDN 60-65). Some aircraft noise from Dulles International Airport is present. This is disclosed on all purchases and worth evaluating in person before committing.
Best for: Buyers who want a newer, walkable, award-winning community with architectural variety and the energy of the Brambleton master-planned environment.
3. Potomac Green
Ashburn · Single-Family, Villas, Condominiums · Est. 2003–present

Originally developed by Del Webb, Potomac Green is one of the most recognized active adult communities in the Mid-Atlantic region, comprising 1,363 homes. The 29,000-square-foot clubhouse features a state-of-the-art fitness center, aerobics studio, grand ballroom, tennis and pickleball courts, bocce ball courts, indoor and outdoor swimming pools, and an indoor walking track.
The community's most distinctive location advantage: it sits directly adjacent to One Loudoun — Loudoun County's premier mixed-use town center, featuring the Alamo Drafthouse cinema, restaurants, shops, and a farmers market. The Ashburn Metro station on the Silver Line is approximately 10 minutes away, making car-optional living more feasible here than almost anywhere else in the county. Recognized as Best Very Large Community Association by the Metropolitan Washington Chapter of the Community Associations Institute (2018).
Pricing: Resale-only community. Condominiums at the more accessible end of the range; single-family homes offering 2,000–2,900 square feet with two-car garages at premium pricing.
Best for: Buyers who want a large, well-run, established Del Webb community with an extraordinary retail and transit location. Particularly strong for buyers arriving from other Del Webb communities who want that familiar standard of quality.
4. Montebello by Del Webb
Sterling · Single-Family, Villas, Elevator Condominiums · Est. 2022–present

Montebello is the newest major Del Webb community in Loudoun County and the only one currently offering new construction. Located in Sterling adjacent to Claude Moore Park, the Guilford House is a 14,000-square-foot clubhouse featuring an indoor pool and spa, fitness center, game room, demonstration kitchen, and multi-purpose rooms. Outdoor amenities include a resort-style pool, pickleball and bocce ball courts, and walking trails. A full-time lifestyle director manages a diverse calendar year-round.
Pricing: Villas (attached) from upper $500,000s; Classic detached from upper $600,000s; Premier detached from mid $700,000s; The Flats elevator condominiums from $400,000s.
Best for: Buyers who want new construction with the ability to customize finishes, contemporary layouts, and Del Webb's proven resort-style amenity formula.
5. Vistas at Lansdowne
Lansdowne/Leesburg · Townhomes · Est. 2015–2020

A small, intimate community of 120 townhomes directly adjacent to Lansdowne Woods, with full access to its extraordinary 50,000-square-foot clubhouse, 300-seat ballroom, auditorium, restaurant, indoor pool, and fitness center. Also directly adjacent to the Lansdowne Resort and Spa and golf course, and within one mile of INOVA Loudoun Hospital. Homes are spacious townhomes with first-floor primary suites, typically three bedrooms across 2,681–2,870 square feet, two-car attached garages, optional finished basements.
Pricing: Average resale approximately $664,950. Resale-only community.
Best for: Buyers who want a quieter, smaller-scale community experience with full access to Lansdowne Woods' extraordinary amenity package, and who value the Lansdowne Resort and golf course as part of their daily lifestyle.
6. Regency at Ashburn by Toll Brothers
Ashburn · Condominiums · Est. 2013–2020 · Resale only

A gated, single-level condominium community built by Toll Brothers with premium finishes. Smaller in scale than Potomac Green or Birchwood, offering a more intimate experience with a clubhouse, pools, fitness center, putting green, and bocce court. Dulles International Airport is 20 minutes away. Average resale approximately $590,055.
Best for: Buyers who want Toll Brothers quality in a more intimate 55+ setting and who trust brand quality as a proxy for long-term resale value.
7. Regency at Belmont by Toll Brothers
Ashburn · Luxury Elevator Townhomes · Active

The most upmarket 55+ product currently available in Loudoun County. The only Toll Brothers 55+ active-adult community in the DC metro area, offering luxury elevator townhomes with 3–4 bedrooms, rooftop terraces, private two-car garages, and access to the Arnold Palmer-designed golf course and resort amenities at Belmont Country Club.
Pricing: Luxury townhomes starting in the $800,000s. Best for buyers for whom golf and country club lifestyle are central to their retirement identity.
8. Four Seasons at Ashburn Village
Ashburn · Condominiums · Est. 2005 · Resale only

A smaller, established condominium community by K. Hovnanian within the larger Ashburn Village master plan. Residents gain access to Ashburn Village's 32,130-square-foot Sports Pavilion with indoor and outdoor pools, exercise facilities, sauna and steam rooms, a full-size gymnasium, tennis courts, and a marina. Eight stocked fishing lakes and 500 acres of open outdoor space with walking and biking trails. Condominiums range from 1,606–2,712 square feet with two bedrooms and two bathrooms. Average resale approximately $444,000 — the most accessible price point in this guide.

Best for: Value-conscious buyers who want generous living space and a substantial amenity package without paying new-construction premiums, and who are drawn to Ashburn Village's natural environment of lakes, trails, and open space.
How to Think About This Decision
The communities above represent a genuine spectrum — in scale, price, housing type, and character. Before visiting any of them, it's worth being honest with yourself about a few questions that will clarify the decision quickly.
Scale vs. intimacy. Large communities like Potomac Green and Birchwood at Brambleton offer enormous programming depth and the near-certainty of finding people who share your interests. Smaller communities like Vistas at Lansdowne or Regency at Ashburn offer a more intimate daily experience. Neither is objectively better — but one will suit your personality significantly more than the other.
New construction vs. established. Buying new at Montebello means customizing your home, benefiting from modern energy efficiency, and moving into a community still forming its social fabric. Buying resale at Potomac Green or Lansdowne Woods means inheriting a mature, proven community with decades of established culture. Both have real merit.
Ownership type. Condominium ownership means lower maintenance responsibility and often more price accessibility. Single-family and townhome ownership means more space, more autonomy, and generally stronger long-term appreciation potential.
Healthcare proximity. All of these communities are within reasonable distance of INOVA Loudoun Hospital, but Lansdowne Woods and the Vistas are the most immediate — both within a mile or two of INOVA's Lansdowne campus. For buyers who place particular weight on this factor, it should be an active filter.
Golf. If golf is central to your lifestyle, Regency at Belmont (Arnold Palmer-designed Belmont Country Club), Vistas at Lansdowne (Lansdowne Golf Club adjacency), and Lansdowne Woods (Golf Club at Lansdowne walkable from the towers) are the standout options. Potomac Green is close to multiple public courses. Birchwood and Montebello do not have on-campus or immediately adjacent golf.
